Straight answers about hard money

What is a hard money loan?

A hard money loan is a short-term, interest-only loan from a private source — not a bank. It's secured by real property. Because the asset backs the loan, approvals are faster and qualification is simpler.

Do I need good credit to qualify?

No. We are asset-based lenders. The property is what qualifies the loan. We don't run credit checks or require minimum FICO scores. Your track record as an investor matters, but credit is not a gating factor.

What LTV do you lend at?

We typically lend at 50% LTV, and can go up to 75% of the ARV (after repair value) and 80% of repair costs when the numbers and project justify higher leverage.

How fast can you close?

Much faster than a bank. Because we make our own decisions locally, we can often close in days rather than weeks — especially for straightforward purchases with a clear exit strategy.

Do you lend on leasehold properties?

Yes. We understand Hawaii's leasehold market and lend on both leasehold and fee simple properties. We evaluate leasehold deals on remaining lease term and other Hawaii-specific factors.

How do I repay the loan?

You pay interest only during the loan term. You repay the principal when you complete the project and either sell or refinance into permanent long-term financing.
